Without further ado, let’s drive into my top 5 neighborhoods in Cary in the 27519 Zip code
1. Amberly
Amberly is a neighborhood located in West Cary North Carolina and is one of the most popular communities in town. Amberly features a variety of homes, from single-family residences to apartments and condos. There are also a number of shopping and dining options within just a few minutes, as well as parks and greenways. The schools in this area are also highly rated, making it a great option for families with children.
I’m going to cover median sales price and list versus sales price. In the last 30 days(at the time of this article), there are four detached homes for sale in Amberly. These are single-family homes, not townhomes. In the past 6 months, between October 2021 and March 2022, a total of 16 homes were sold between $440,100 being the lowest and $961,500 being the highest. The median list price was, $642,000 and the sold price was $712,500. That is $70,500 over the asking price! The list price of a townhouse was $350,000 and the sales price was $430,000. That’s $80,000 over asking.
As you can see, these are fairly big jumps and I want you to call me and connect with me to find out why is this happening? How is this happening? What is the drive of all of this pricing, where they’re going, and whether or not I think this is going to stop?
Amberly started developing in the mid-2000s.
There are 2,500 residential homes with more plans to grow Some of the Amberley neighborhood is in wake county. Some of it is in Chatham county, but it’s absolutely stunning.

2. Carolina Preserve
Carolina Preserve is an award-winning 55 plus community.
It’s the proud winner of the prestigious 2019 community excellence award, and it currently has 1316 homes, an amazing clubhouse, fitness center, dance studios, and over 120 clubs. Carolina preserve provides an amazing lifestyle.
It is absolutely fantastic. Just as the vibe of Carolina Preserve is amazing! I’ve sold there a lot. The first time that I went to the clubhouse, visited the gym and I saw the pools and the clubs and all of the game rooms and everything, I was just in awe, to be honest.
3. Cary Park
The third neighborhood that I’m going to cover right now is called Cary park. Listen to this, the median list price for Cary park for $799,000. And the median sold price was 878,000. so about, $78- $79,000 on top of the asking price and this is only for single family homes. For the Cary park townhomes, the median list price was $365,000 and the sold price was 387,000.
This is a community of very nice family homes, townhomes, and condos. The 28-acre lake is the one thing that is a big attraction. It has two miles of paved pathways where the community residents are just walking their dogs or their jogging.
It’s absolutely fantastic. It also has volleyball courts, a playground, playing fields, and a great clubhouse.

4. Preston Village
My 4th neighborhood on the list is Preston Village. Preston Village’s median list price was $813,000 and the median sold price was $840,000. Whoa, it’s going up and up and up.
Most of these homes in Preston Village were built in the 1990s. Now, do they all look old? No, and they sell like hot bread. Between October 2021 and March of 2022, a total of 13 homes sold in Preston Village between $840,000 all the way up to $1.3 Million.
However, you might need to change certain things if you like a more of a modernist look, but the location itself is actually excellent. Preston Village is one of the over 30 Preston neighborhoods surrounding Preston wood country club.

The neighborhood has been one of the most desirable luxury sites in Cary North Carolina. They did begin building it in about 2008. Copperleaf has larger lots compared to most newly built neighborhoods.
The home sites, average half-acre to an acre or more, and it’s really some of the best land in wake county. Of course it has a beautiful community pool even though a lot of homes in the neighborhood have their own pool as well.
